They claim they have no control over contractors working on your unit. Thus if they are hammering on the roof in front of your bedroom at 7AM, you have no recourse.
Inspections are announced for blanket periods of time, eg. "We will be doing inspections in the units between 8AM and 5PM next Monday - Friday. You do not have to be present for the inspection. Please clean accordingly." They never call before entering, never leave notice of when they came, sometimes do not lock up properly, and will never inform you of the results of the inspection.
They do not know the law regarding proper conduct, yet will take every chance they can to take money from you. Even if you as a soldier inform them that you will be PCSing at a certain date, if you do not have all the exact forms, they will refuse to allow you to terminate the lease. While you may be in compliance with the Soldiers and Sailors Civil Relief Act, you may have to fight them in court before you can vacate. These people practice predatory behavior against their tenants and have no concern or respect for soldiers if they think they can get a few extra dollars from them.
The bottom line; these people are unprofessional, untrustworthy, and the epitome of bad landlords in America. There are many options in the Fort Rucker / Enterprise, AL area. Do not become a victim of these crooks. The pictures may seem nice, but please do not be lured into this trap.
The lease says they are to perform lawn care and yard maintenance, yet they hook up to your water supply without your knowledge to water the lawns. They simply hope you do not notice the spike in your water bill. They even connected to my neighbors water in front and behind his townhome to water not only his laws, but the ditch behind the complex and other areas as well. The only way he knew they were doing this was when I informed him.
These landlords are perhaps the sleeziest I have ever dealt with. The property managers are grossly incompetent. They are replaced about every 6 months, and always seem to have a new policy change which is hardly ever in compliance with the law. Maintenance is non-existent and none of the reported problems upon move-in have ever been taken care of.
Nice apartments
They have and will leave notices saying they are doing maintenance in some units (not specifying which) and that they will be entering the units at some time within the span of a few days or sometimes as long as 2 weeks. They blanket everyone with these notices so they think they don't have to notify you when they are entering. This way they try to give themselves permission to enter any residence at any time they see fit without notifying you.
So far the apartment managers have been excellent on communicating and are very friendly. The properties are kept clean and nice. Every time I've needed something fixed they have been prompt to get it taken care of. My largest gripe is that the lease requires you buy cable TV though the apartment complex. This makes it a massive pain to get a cable/internet package through the local company and overall almost $100 more than is necessary. When I asked to have them remove that part of the contract they said it was not optional. If they would get rid of that part of the contract the review would have been 5 stars.
It's a clean very friendly place to live..I dearly love all worker's here. On top of maintenance when ever you call them
